In this time of apparent austerity and financial gloom you would expect it to be easy to pick up a tradesman relatively easily and cheaply. Not so!
In the real world there seems to be much more affluence than one would imagine. As managing agents we need decorators and contractors for March, April and onward for external property and hallway redecoration. But we find ourselves in competition with private householders, developers and the like. It is not a case of ‘book early for Christmas’, it is book early for your Spring refresh!
As Agents we tend to ‘Block Book’ time, knowing that in total the slots will get used on one or another property. Because we can guarantee work, and can book ahead we can also attract competitive prices.
This is where appointing a Managing Agent can make good sense. As a solo property you will find it difficult to get contractors to come and quote for the work. Often they will ‘price high’ because with no certainty the job will go ahead they have no incentive to go low.
Scaffold is also a big part of the overall cost of external refreshes and by block booking good discounts can be obtained. Again the solo property will be charged at full rate.
Getting redecoration done is not only a matter of organising the tradesman. Any work requiring more than £250 Per leaseholder requires a Section 20 notice to be issued and administered. Then there is the ‘simple’ matter of getting the funds in to pay for the work. And when the work is done, dealing with the ‘expert’ who does not think the job has been done properly!
All in a day’s work for a managing agent, but a complete pain for the householder attempting to manage a property freelance.
