The risk of fire risk assessment
In properties of multiple occupation (whether meeting the legal definition of HMO or not) a major concern is always fire.
Over recent years, strict legislation has been introduced and new build properties have never been safer. For older properties, particularly some of the Georgian properties so prevalent in Bristol and Bath which were converted into apartments in the 1970’s/80’s, the quality of the fire safety considerations leave much to be desired.
The big challenge is that making substantial changes will also incur issues relating to listed building status. Many companies will offer free fire assessments, but usually it is because they are looking to sell a fire alarm system off the back of the assessment, and provided they have convinced a Management Committee to pay for the system, many of the other details do not get the attention they perhaps deserve.
