Facing the Listed Building challenge
PM Property Services manage buildings throughout Wessex, but our base is in Bath, and it is here most of our portfolio is to be found.
The big challenge with many properties in and around the centre of Bath is that they are subject to listed building status. This adds an extra dimension to any repairs or enhancements, because they cannot legally be done without the involvement and approval of the Council conservation team.
PM Property have a very good understanding of the conservation regulations and work hard to abide by them. Part of this challenge is addressed through working with a relatively small number of contractors who really understand the City and have made it their passion to work on its properties.
Managing a property in the heritage city is not as simple as it may seem. As a management company you hold a duty of care for the upkeep and continued good condition of a listed building. This means you are expected to demonstrate a proper maintenance programme, that jobs planned need proper approval, and that the work itself needs to be undertaken using the right materials, both to meet heritage requirements, but even more important, to make sure the building continues to ‘live’ as it was originally intended.
Just one example we frequently find. Cement mortar used instead of lime mortar. Seems minor, but cement mortar stops stonework breathing properly, trapping water where it should be able to escape and frequently leading to expensive and damaging internal decay.
